1. Receive and respond to work orders timely & professionally
2. Enter work orders into Yardi
3. Coordinate maintenance repairs & annual backflow/fire inspections
4. Research local contractors and execute contracts (landscaping, snow removal, etc.)
5. Identify property projects and obtain bids from contractors (parking lot, paint, powerwash, etc.)
6. Track property information on Buildout
7. Identify delinquent accounts on a monthly basis, track data and reach out to tenants for collection
8. Produce and issue default letters, general correspondence & maintenance notices per lease language on a case by case basis
9. Onboard newly acquired properties
10. Produce annual property budgets (reforecast quarterly)
11. Coordinate capital improvements with Construction Manager
12. Perform out of town property site visits
13. Code invoices & approve in Yardi on a weekly basis
14. Send monthly rent invoices to individual tenants
15. Handle property insurance claims (falls, wind/hail damage, etc.)
16. Attend weekly PM meetings & Pipeline Meetings
17. Maintain communication with Accounting, Leasing & Administration
